Proximity to the Scottish Parliament and the Royal Mile (100 metres), the National Gallery of Scotland on the Mound, Princes Street shop, Waverley Station, Cafe Royale and a short walk to the Botanic Gardens.
The carparking was good, but very poorly signposted, and badly lit , when i arrived staff from the hotel were smoking in the carpark
The "Executive hamper" was very poor and badly presented, I was offered an upgrade while check in and was shown to a tiny room , i asked what was the difference between the room i was upgraded from and was told that i had a better view? ( The view was of the back of the car park)- In addition, the laminate flooring was uneven in places, the shower in the main bathroom has mould growing in a corner which has been siliaconed over and loooks terrible.
Clean and spacious rooms near the royal mile and the magnificent Holyrood park. It was rather nice having access to kitchen and washing facilities, and one can certainly not complain about the location.
The apartment was very well equipped and easily capable of keeping three people comfortable.
Thought the staff could be more professional. The reception area was more like a commercial office.

I paid around 90 euros per night and for that money our two bedroom apartment was absolutely great. Location is nice as you can walk everywhere, but the area is nice and quiet. The Tesco Express and Bene's chip shop just around corner (different corners though) make life easy. The staff was very friendly.
The sofa in the living room wasn't very comfortable and the floorboards were too squeaky, but these issues are really nothing. A free wifi would have been nice.

Finding a used teabag in the caffitiere was quite unpleasant
Very convenient with children having their own bedroom. Having a kitchen made it easier for children on restricted diet. Secure parking very useful. 24 hour reception is excellent. Great location but still nice and quiet.
Car parking spaces were very small and difficult to get in and out of. The cleaner left some toxic cleaning material in the bathroom by accident.
The location was very good and the facilities were good.
I think it lacked a little bit of the personal touch but then it is very large serving a lot of guests.

The Apartment had everything that you could possibly need, even a pint of milk in the fridge for the tea. Plenty of space as there was only 2 of us. Also there was a lift which was unusual for Edinburgh. And Check out was 12, in comparison with other apartments being 10 or 11.
There was noise outside and a lot of banging (reconstruction) outside quite early. Also there was a smell in the en-suite bathroom like the sewage pipes or something which stuck to our clothes even though we kept the bathroom door closed. Thank God there was a 2nd bathroom.
It was very clean, the hotel stuff was very helpful and nice. I would love to stay there again.
It was not too far from the station but you may want to take a taxi if you have a big suitcase with you. It does not cost much.
The Hotel is well positioned for the Royal Mile and the staff were friendly and very helpful
We stayed during the festival so it cost us and expensive £240 per night with the car park charge. If we had used both bedrooms it would have been better value of course, but we just wanted a hotel room. The hotel has no facilities as such so apartment rather than hotel is the operative bit of the title. The rooms are very basic with little sense of style. Although everything is there on the tick box it all seems as if it came from the B & Q half price sale. Show house on a starter home development rather than luxury would be my appraisal. It is the only time I have felt totally let down by the Booked.net rating. This is not 8.9 material at all.
